The IBI tax is a direct property tax charged by the local authoroty; the ayuntamiento/town hall. This tax is comparable to local rates paid in other countries. The IBI tax is calculated over the cadastral value of the property, a value given to your property by Catastro mostly for fiscal usage.
Marbella nowadays charges a rate of 0,65% over your cadastral value. Cadastral values are revised every now and then to adjust it to the market, don´t expect them to drop as much as your market value though, tax offices are not very good at lowering taxes.
Every town hall has different rates for the IBI tax so check with your local town hal if you are not in Marbella. Even if you are in Marbella check it as rates may change. The cadastral value can be checked with Catastro on their web. Normally you will get a payment card issued by the town hall in your mailbox, but don´t be surprised if you will have to go to the town hall yourself to check once in a while if your payments are done.
The easiest way to pay your IBI tax in Marbella is by automatic bank transfer, ask for the documents in the local office or online. You can also ask to pay the IBI over a longer period (normally it is charged once a year) to make smaller payments.
If you live in Elviria, El Rosario or Marbesa you can go to the local office in Pueblo Platero in Elviria to arrange your IBI issues.
